“Quinta de Santo António” is located in the historic area of the heart of Vila de Sintra, at the Câmara Pestana Street, with direct access to the main thoroughfares.
In respect to the place’s location, its closeness to Modern Art Museum and to the new Cultural Center must be mentioned, neighborhood that justifies the creation of a four star hotel, especially because area of Sintra is entirely devoided of any high standard hotels.
The mentioned terrain, with an area of 2.7320 ha, is located in a slope oriented to the West, presenting declivities that fluctuate between the elevations of 90m and 100m. The overall landscape is remarkable and the lush tree coverage and the view that can be enjoyed over the landscape must be highlighted.
In what concerns the estate’s location area, one must mention the absence of damaged structures, industries or unhealthy activities, pollutants or agents capable of compromising the landscape or the touristic natural conditions.
On the other hand, the maintenance and enrichment of a traditional estate will be an attraction pole that can increase the value of the hotel business.
To outline the creation of a hotel in this land and in this area of Sintra, the first concern was the design of a building that could be integrated in the existing environment, connecting the necessary programmatic areas with volumes that would not lead to intermissions with the local urban landscape.
For such purpose, heights, not exceeding the existing buildings to be maintained, are proposed, taking advantage of the land steep slop to accrue the necessary number of floors.
The hotel is placed away from Câmara Pestana Street to which the building will merely present one of the floors occupied by chambers, being the other below. The common and service areas will be located in lower floors, developing according to the land slop.
In the estate, several buildings are found, that, in their entirety, give rise to a low occupation density, to which correspond very different architectural values.
Five of the buildings show an architectural value that justifies and requires their preservation. The others incorporate buildings lacking architectural interest and even some of them have a precarious and illegal character, being their demolition a necessity.
Buildings 1 and 2 will be conserved and improved, being adjusted to new functions of the hotel supporting functions, namely conference rooms and banquets.
