This is the building rehabilitation project located at Av. António Serpa 7 – 9 in Lisbon.
Characterization of the Building
It is a residential building, of the first half of the 20th century, of the left-right type, with ground floor, 1st, 2nd and 3rd floors, two semi-basement spaces, one of which is a shop, and an attic for storage.
The typologies are T5 on the left side and T4 on the right side of the building, except on the ground floor where they are both T4.
The rooms are facing the main façade and the kitchen and living room are facing the back façade, characterized by enclosed balconies. The sanitary facility and two of the bedrooms open onto a foyer space, one on either side of the building.
Constructively, it is characterized by a mixed structure of walls bearing stone masonry, reinforced concrete slabs, supported on the structured walls, and partition walls in ceramic brick masonry.
The walls in plastered stone masonry include lioz masonry and wooden window frames painted on the main façade and iron on the back façade.
The floors are in wood with mosaic overlay in some wet areas.
The walls and ceilings, in general, are plastered, being tiled in some humid areas, and with plaster molding in some compartments.
The roof is with ceramic tile, integrating a skylight with iron frames at the top of the main staircase.
In the building, before remodeling, it was verified that the base structure did not show signs of advanced degradation, however, there was a degradation of some elements of the construction such as walls, floors, ceilings and window frames.
In the project phase, surveys were carried out to correctly diagnose the problems and to define in detail the intervention to be performed.
Electrical installations, water, sewage and gas networks, although functioning, were degraded and lacked the required safety conditions.
Characterization of Intervention
The intervention focused on two fundamental aspects: the general rehabilitation of the building, nullifying the degradation situations, and the functional improvement and living conditions, namely with the introduction of new sanitary facilities and renovation of the kitchens.
The functional structure of the building has been fully maintained. The horizontal and vertical circulations were generally maintained, and the intervention on each floor was as follows:
In the basement, in addition to the dwelling on the right side, the connection to the existing street will be maintained in order to ensure the crossing of the building without interfering with the private parts.
The left fraction will be transformed into a small cafeteria with tables, bar, storage areas and sanitary facilities separated by sexes.
In the housing developments, all typologies were maintained although fully intervened and rehabilitated.
The major change was the renovation of the kitchens and the introduction of new sanitary facilities.
Constructive aspects
Regarding the exterior rehabilitation of the building, the intervention went through the repair of the damaged plasters and new painting of the façades, cleaning of the masonry, repair of broken sills and cleaning and painting of the guards of balconies and balcony windows.
The metal ladder on the façade was completely replaced by an equal one, since it is unusable.
The frame in the main façade was replaced by another one also in wood with current finishes and fittings, with the introduction of double glass, in order to bring greater thermal and acoustic comfort to the dwellings. The remaining frames, however, were replaced by aluminum, since they were quite degraded.
The roofs and skylight of the ladder were also repaired and / or replaced in situations where they were in a state of irreversible degradation, as well as skidding access to the ladder, in particular with regard to waterproofing.
As far as interior finishes are concerned, generally those that were in good condition, namely floors, baseboards, plasters, ceilings and doors were kept and recovered.
The kitchen and sanitary finishes were totally new, with ceramic mosaic in walls and floor, introduction of waterproofing in the pavement of the new bathrooms, sanitary ware and totally new kitchen equipment and false ceiling in waterproof plasterboard to allow the diversion of the drain pipes from the upper floor to the respective courettes.
In the backyard the intervention passed through the application of new pavements and the landscape arrangement.
