The building in question, built at the end of the 18th century, is part of the Municipal Charter of Built and Landscaped Heritage, and is composed by 4 floors and use of coverage and a backyard area at the level of floor 0 and 1 .
The exclusive use of housing is maintained with the same 10 fractions and, in the intervention, the existing volumetry is maintained, being only eliminated the areas of additions that were made over time to late, which are replaced by areas of extend balconies .
Also, on the nascent side, the 1914 building body, is reformulated based on the language of the project then submitted to the CML. The cover and façade are remade with the language of the time, with a mixed metallic structure, concrete and masonry, “industrial” type, language that is also used in the new balconies on the back façade.
The backyard area is reformulated by a composition of green elements and coatings, and a leisure area is proposed, divided by the ground floor and 1st floor apartments.
The limits of the existing typologies were maintained, with small changes at the level of the interior compartment, adapting, however, the new functional organization to the pre-existence of the structural elements (interior and exterior walls).
We chose the location of the rooms, taking advantage of the relationship of these spaces with the garden area and balconies. Also in the organization of the apartments the vertical alignment of all the spaces of toilets and kitchens contributed for a constructive optimization of the installations.
The common areas of the building are re-qualified, all of its elements are retained, and an elevator is installed, which, for good functionality and integration is outside on the back façade, integrated into the landscape arrangement of the street.
At the level of the urban image, it is proposed the requalification of the original existing elements in the main façade, with its valorization through the substitution of dissonant elements, such as aluminum window frames, by wooden window frames with the original design.
