The project is located at Rua do Salitre 27 to 31, in an area covered by the “Urbanization Plan of Avenida da Liberdade and Surrounding Area” (PUALZE) as well as by the “Detail Plan of Parque Mayer” (PPPM). The urban front where the building is inserted is considered as “Well of Relevant Asset Value” and is integrated in sector B – Slopes of Avenida da Liberdade and SUOPG1 (operational sub-unit for planning and management – Parque Mayer / Salitre).
The intervention contemplates the construction of a housing and commercial building of 5 floors plus use of the covering and basement, integrated in the urban set where it is inserted. The commercial space is at the ground floor and the basement, and the 14 housing typologies T0 and T1 at the level of all floors. It was also introduced a leisure area at the ground floor level, for common use of housing areas where there is a swimming pool.
The new building is located between variable gables, so a transitional solution was adopted with gables of different depths, not exceeding the 45º virtual plane with the lower gable.
This solution allows a better framing of the building in the front built at the end of the Rua do Salitre, as well as a higher quality of the dwellings located there, taking advantage of the solar exposition of the west, and a greater capacity of ventilation and insulation.
For the housing typologies, the relationship between the living room and the kitchen was emphasized, with kitchenette areas being proposed, spaces that should work together or in continuity, through a direct connection. This option allows the illumination of the typology to be maximized, and the connection between all the spaces of the house is established.
It was decided, whenever possible, in the back typologies, to introduce balcony spaces, creating the connection between the dwellings and the visually present area of the Botanical Garden.
For the façade of the Rua do Salitre, a metric of spans in vertical alignment is proposed, with the marking of a central axis, according to the predominance of the envelope, and a chromatic composition identical to the existing one.
On this façade are the hand-glazed tiles in natural / pearlescent color and the micro-cement coating in the “raw” color.
The back façade is “dematerialized” with the intention of a frank transition between the interior spaces and the balcony spaces, these spaces functioning as a transition with the area of the Botanical Gardens and Parque Mayer.
The materials considered were also the tiles, reflecting light from the street, the micro cement, and slats of lacquered wood, in fenestration zones.
