This is a residential building constructed in 1883, consisting of two floors, with its frontage facing Travessa do Jardim.
The rehabilitation intervention includes the alteration and extension of the building, while maintaining its residential use.
From a programmatic perspective, the design is based on:
The vertical extension of the building, with the addition of a new mansard floor;
Preservation of the main façade;
Redesign of the roof;
Implementation of the following residential typologies: a one-bedroom apartment (T1) on the ground floor, and a three-bedroom duplex (T3) on the 1st and 2nd floors;
Optimization of construction solutions.
On the main façade, the ground and first floors retain their existing configuration, with maintenance and rehabilitation of finishes. It should be noted that the proposal includes the removal of aluminium sliding frames and external roller shutter boxes, to be replaced with frames designed in accordance with the period of the building.
The upper floor, which constitutes the extension, on the main façade consists of a mansard roof with dormer windows aligned with and following the rhythm of the openings of the lower floors. The cladding will be in pre-patinated zinc sheet, while the roof will be covered with Marseille tiles.
This solution aims at a harmonious integration of the extension within the streetscape, considering that this typology is relatively common in the area and allows for the desired extension while maintaining the height of the existing façade. The new mansard, being set back slightly, ensures that the proportions of the pre-existing building are preserved.
